- Acquisitions and disposals of new and existing property leases.
- Agreements for lease including pre-let agreements and taking long and short leases.
- Applications for licences to assign, sublet, alter or change use of premises.
- Dealing with all types of ancillary documents ranging from rent deposit deeds to bank guarantees, building agreements and collateral warranties.
- Advice in relation to all tenant issues such as rent reviews, exercising breaks, exit advice, advising on dilapidation issues, advising on day to day matters.
- Borrowing and lending arrangements relating to leasehold properties.
- Associated planning issues and procedures.
- Advice on operational problems associated with property legislation including asbestos at work, disability discrimination, environmental protection, health and safety.
- Renewals of business leases under the Landlord and Tenant Act 1954.
We have substantial knowledge and experience of lettings of all types of premises including shops, office blocks, industrial units, warehouses, pubs and restaurants to waste transfer facilities and airports – each with their own particular requirements.
Our tenant clients range from corporate occupiers, retail chains, restaurateurs and storage providers to IT, telecoms and other high tech companies.
Recent work includes:
- Managing Computer Associates property portfolio and undertaking all of their UK property work.
- Managing a substantial part of the UK property portfolio and dealing with a corporate reorganisation of Getronics Limited’s property assets in the UK involving over 10 properties with rental levels well in excess of £3 million.
- Acting for Interwoven (a leading provider of intranet services) in the re-organisation of their property holdings in the UK. This involved acquiring new leasehold premises both in the Arlington Centre in Bracknell and in Camomile Street in London as well as surrendering the lease of their existing premises in Ascot.
- Advising Bang & Olufsen on new outlets, as well as acting for a number of their franchisees acquiring new outlets throughout the UK.
- Acting for Ericsson, Trader Media, LG Electronics, and Harington Salons in relation to their property portfolios and general day to day property matters.
