Richard Pulford is a Senior Associate – Solicitor in Boyes Turner’s Property Disputes team. He specialises in commercial and residential disputes covering areas including statutory commercial lease extensions, dilapidation disputes/negotiations, boundary disputes, restrictive covenants, complex defended possession matters, service charge disputes, HMO licensing and enforcement and disrepair claims.

Richard advises a broad range of clients on both commercial and residential property disputes, including landlords, tenants, property investors, managing agents and developers. He assists clients with matters arising throughout the lifecycle of property ownership and occupation, providing strategic advice on disputes that can impact the value, management and use of property assets. His work includes lease-related disputes, possession proceedings, tenancy issues, property management disputes and regulatory matters affecting residential and commercial portfolios.

Richard has experience managing matters from initial advice and negotiations through to court proceedings where necessary. He regularly works with clients to resolve disputes efficiently and cost-effectively, while remaining focused on protecting their commercial objectives and property interests. Whether advising on a single property dispute or issues affecting larger property portfolios, he provides practical, commercially minded guidance tailored to each client’s circumstances.

A few of Richard’s key cases include:

  • HLS Leisure Ltd v Darville and Son Ltd [2025] EWHC 1884 (Ch) – Successfully acting for a commercial landlord in dismissing an appeal made to the High Court following judgment at a 3 day trial relating to nuisance at a commercial property.
  • Obtaining possession over a property from unknown occupiers who made been in occupation for multiple years with no rental paid.
  • Defeating a disrepair defence at first instance when vacant possession was required as a matter of urgency to facilitate a sale.
