- Advised a landowner on a £17m, multi‑phase development agreement with a national housebuilder for delivery of 800+ new homes, commercial units and extensive infrastructure over an 11‑year programme. Negotiated all collaboration terms, phase drawdowns, supplemental agreements, overage, serviced land disposals and easements, while managing risk and ensuring compliance throughout the life of the project.
- Acted for a regional Surrey developer on the £2.6m acquisition of an Officers’ Mess for conversion into 33 apartments within a wider 1,200‑unit scheme. Advised on complex estate‑wide works, planning obligations, staged payments, overage, environmental matters, management company arrangements and subsequent development finance. Handled full plot‑sale disposals programme.
- Acted for a private lender on numerous secured lending transactions, including: £4.9m and £1.4m loans for planning‑promoter acquisitions; £3.3m and £1.75m development loans for new‑build schemes; £5.8m equity‑release and development funding; £780k owner‑occupier finance; and £2.5m refinance for a care‑home conversion. Conducted full due diligence and prepared complete security suites.
- Acted for a longstanding developer on the acquisition and funding of 12 Grade II listed barns, including facility agreement and security package with development funder. Drafted all master plot‑sale documentation and completed all disposals. Development shortlisted at the New Homes Awards.
- Advised a developer on a complex scheme to modernise a block of 10 flats at no cost to the landlord or tenants, funded through creation of two new penthouse units. Drafted building agreements, collective arrangements, airspace leases, funding structures and third‑party documentation. Led extensive project‑management across multiple stakeholders and disciplines.
- Acted for a collective of landowners on a promotion agreement requiring renegotiation of onerous historic overage terms. When the promoter failed to perform, project‑managed a simultaneous restructure and conditional sale to a national developer, including variation of promotion arrangements, release and replacement of overage, conditional contract, transfer of part, infrastructure obligations and buffer‑land
- Acted for an investor/developer on the acquisition of licensed premises for conversion into flats and construction of 10 new homes. Managed conditionality, planning strategy and a rectification/indemnity claim to Land Registry following an adjoining owner’s post‑completion land‑grab assertion.
- Manor House & Grounds – Multi‑Area Option Agreements, Acted for a landowner on three option agreements totalling £14.85m for development of land and conversion of a manor house into apartments. Advised on planning‑performance strategy, variation of an existing promotion agreement, pre‑application structuring for delivery of a new surgery, pre‑emption rights, and detailed overage/underage mechanisms with minimum land values.
