Cara Groves is an Associate Solicitor in Boyes Turner’s Development and House Building team. She advises on residential development matters including acquisitions and disposals, conditional and option arrangements, and plot sales or site set-up and is recognised by her clients for being highly responsive and solutions-focused, providing clear advice and progressing matters proactively.

Cara advises housebuilders, developers, promoters, landowners and funders on residential development matters, delivering commercially focused, pragmatic advice.

She supports clients across the key stages of a development project, including site assembly and acquisition (unconditional purchases, option agreements and conditional contracts), development finance, and planning-related and delivery issues through to disposal of completed schemes.

Alongside managing her own matters, Cara supports senior members of the team on larger and more complex transactions, including strategic land projects, multi-phase developments and high-value site acquisitions. This breadth of experience has given her a strong understanding of the legal, commercial and practical considerations involved in delivering successful development schemes.

A few of Cara’s key cases include:

  • Part of the team advising on £47,250,000 unconditional acquisition of 73-hectare site with planning permission for an urban extension including 700 houses (private & affordable) plus associated acquisition and development finance (gross development value (“GDV”) of c.£350 million).
  • Leading on £1.8million conditional sub-purchase of land subject to overage, with planning permission for 10 houses and potential for additional planning for c.20-30 houses (GDV of c.£4.5million).
  • Supporting lead partner on £2.7million unconditional acquisition of a phase within a multi-phase site from a PLC developer, subject to overage, with planning permission for conversion of the existing building to 33 flats (GDV of £11million).
  • Supporting lead partner on £2.6million unconditional acquisition of a site with outline planning permission for 50 plots (GDV of c.£20million).
  • Supporting lead partner on option agreement with anticipated price of c.£2.5million (GDV c.£10million) to secure planning permission for c.20 houses.
  • Supporting lead partner on sales set-up for a scheme of 21 flats and 2 houses (GDV of c.£5million).
